Rightmove has recently issued their latest property report both for the national and regional figures. The North East figures show that new property listings in April 2022 were down 14% on April 2021 and 11% on 2019*. However, our Whitley Bay branch has experienced the exact opposite bucking the trend, Rook Matthews Sayer Whitley Bay’s new listings were up by 75% in April 2022, compared to April 2021**.

Furthermore, the Report shows that while property demand has decreased regionally by 14% in 2022, it is still up by 31% against the same period in 2019*. Which suggests there is a correlation between the decrease in demand and the 26% decrease of sales agreed in April 2021*. But not for our Whitley Bay branch! RMS Whitley Bay has seen an increase in sales agreed against the 2021 figures, up by 72% in 2022**.

The average time a single property listing spent on the market in April 2022 was 31 days, which is the lowest it has ever been, 13 days quicker than April 2021 and twice as fast in April 2019*. Furthermore, the average asking price continues to rise at +10% year on year*.
While Rightmove report a decrease in some of the April 2022 trends Vs the same period in 2019, 2020 & 2021, it has been suggested there are two contributing factors. April 2022 was a slightly shorter month than in previous year, with 19 working days, whereas 2019, 2020 and 2021 had 20 working days. Additionally, we are measuring against a very strong spring market in 2021 following the extension of the stamp duty deadline*.
In short Rook Matthews Sayer is bucking the trends! More listings, More sales, Quicker sales and Higher prices.
